In this July edition of our HUD-REAC newsletter, I’d like to discuss the “missing door” deficiency that applies to both Common Areas and Units. Many inspectors cite this defect in error so make sure you read through to the end!
- The following Unit and Common Area doors that are missing will always be recorded as a Level 3:
- Entry
- Fire
- Bathroom
- Any other type of door not listed above will be subject to the following rules:
- Level 1 = 1 door is missing
- Level 2 = 2 doors OR up to 50% of the doors are missing
- Level 3 = More than 50% of the doors are missing or an Entry, Fire or Bathroom doors is missing
- A door missing from the jamb or frame is considered “missing” regardless if it’s in the immediate area or not!
- Double doors that serve one door entrance are considered “One Door”
- On pages 61 and 80 in the Compilation Bulletin, it states on #10:
Doors in units that have been removed by the property, OTHER THAN IN ELDERLY OR HANDICAPPED UNITS, must have all evidence of their previous existence removed. The holes where the hinges were located as well as the mortised area of the hinges and the strike must be filled, sanded, and painted; otherwise it is recorded as a Missing Door deficiency.
***** This means you can leave the hardware (strike/hinges) on the frame when a designated elderly or handicapped (504) tenant wishes to have their door removed!!!!!!*****
- Many properties complained about having to cut out the filled-in mortised areas upon unit turnover, so HUD will accept “Filler Plates” and “Hinge blanks/filler plates” in lieu of filling in the holes/mortised areas.
Make sure you paint the hinge blanks/filler plates to match the frame!
