In this June Newsletter, I was hoping to announce HUD has posted the Standards in the Federal Register for public review and commentary.  Unfortunately, we’re still waiting.

Multiple Defects CAN be cited on 1 inspectable item.  For properties that receive a score, this rule plus the fact there are no scoring caps, can wreak havoc on your inspection score.

NSPIRE Inspector Protocol states:

Suddenly, the saying that “it’s just a Moderate H&S – only about 0.2 points” is no longer true because the scoring of multiple defects becomes a LOT more significant.

For example, let’s talk about the Ventilation Standard.  There are 4 deficiencies in this Standard, and this photo shows 3 of them:

Here is a much worse scenario:

Additionally, the score loss is PER BUILDING for the Inside inspectable areas.  If 5 of the 10 buildings have their breaker panels in this condition, the total score loss would be 24.5 points!  And this is just ONE inspectable item…

It is of the utmost importance that someone conducts a Pre-NSPIRE inspection on your property – preferably well before you receive notice of the inspection.  If you cannot take care of this in-house, then seek out proposals from NSPIRE consultants.

There are 63 Standards and approximately 200 different deficiencies within them.  A thorough pre-inspection provides the opportunity to identify and correct deficiencies before the official inspection, reducing the risk of failed inspections and potential enforcement actions. It also allows property management to prioritize repairs, budget for necessary improvements, and ensure that health and safety deficiencies are addressed promptly.

Waiting until an inspection has been scheduled often leaves insufficient time to complete corrective work, especially when deficiencies involve contractors, specialized repairs, or replacement materials.

Investing in a comprehensive Pre-NSPIRE inspection is one of the most effective ways to prepare your property, improve compliance, and increase the likelihood of a successful inspection outcome.
