Fencing and Gates (Site Deficiency)

As of 08/10/20, HUD-REAC has announced inspection resumption 10/05/20 with the 14-day notices to begin 09/21/20.

Security/Safety Fencing vs Non-security/Non-safety Fencing

 

  • Security/Safety Fencing
  1. Security fences typically enclose the entire perimeter of the property. Safety fences prevent access to specific areas.
  2. Must be a minimum of 4 feet high to be considered security/safety fencing.
  3. If a property has fencing along its perimeter acting as a security/safety fence, whether owned by the property or not, it is inspectable! (This does not apply to non-security/non-safety fencing).
  • Non-security/non-safety fencing
  1. Fences less than 4 feet high.
  2. A unit patio fence is a privacy fence and is considered non-security/non-safety only if less than 4 feet in height.
  3. Subject to a 25% damage minimum – this 25% requirement applies to EACH individual unit fence.
