In this September Special Edition, I\u2019ll be going over fact vs fiction with regard to defect mitigation of Moderate and Low Health and Safeties (H&S) and breaking news on Emergency Pull Cord (aka Call-For-Aid) Systems!<\/p>\n

Recently, local HUD offices have been threatening properties with administrative flags for failing to upload defect mitigation evidence for Moderate and Low Health and Safety (H&S) items. This practice directly violates the established NSPIRE Final Rule.<\/u><\/em><\/strong>

If you receive an email from the local HUD office demanding Moderate and Low H&S mitigation, send them the Final Rule snips above to remind them that is not a requirement due to the administrative burden.<\/p>\n

\nAt long last, some properties now have an option of completely removing their Emergency Call Systems (aka Call-For-Aids)!

    4. FHA Section 231 Mortgage Insurance for Housing for the Elderly<\/li>\n
    5. FHA Section 223(f) Mortgage Insurance<\/li>\n
    6. Section 202\/8 HAP Properties<\/li>\n<\/ol>\n<\/li>\n
    7. If your property is NOT one of those listed above, but you have a HUD business agreement (i.e. grant agreement, contract, etc) then you CAN request an amendment<\/strong> based on this notice.<\/li>\n
    8. Why are they doing this?<\/li>\n<\/ol>\n

      <\/p>\n

        \n
      1. HUD is MANDATING the removal of inoperable pull cord or other inoperable emergency call systems.<\/li>\n
      2. There is NO LONGER a requirement to provide an alternate means of emergency call for the residents\u00a0 such as working with their personal insurance to provide a system.<\/li>\n
      3. You must notify the residents prior to the removal and consider their feedback.<\/li>\n
      4. In the absence of an emergency call system, HUD recommends regular wellness checks.<\/li>\n<\/ol>\n
